My dissertation uses property records and quasi-experimental methods to examine how localized shocks affect prices, how neighborhood tenure affects homeowner mobility, and how changing demand reprices location.

    When a local shock occurs, which properties reprice, by how much, and over what distance?

    The Heterogeneous Impact of a Homicide on Nearby Property Values Across Demographic Characteristics

    I linked 73,082 Miami-Dade home sales to 1,200 homicides to estimate how an unexpected neighborhood shock entered the price of a home. Prices fell 4.8% within one-tenth of a mile, with no significant effect farther away.

    How do changing neighborhood conditions affect a homeowner’s likelihood of selling?

    Do Renters Actually Cause Homeowners to Move? New Evidence from a Nearest Neighbors Design

    I used 67,578 parcels and 18,811 immediate next-door observations to test whether a new rental neighbor changed a homeowner’s probability of moving. The design compared nearby homes on the same block and measured how responses varied with rental penetration, tenant turnover, and corporate ownership.

    What happens when a market-wide shock changes what buyers value about location?

    The Impact of Close Proximity to Metrorail Stations on Property Values during COVID-19 in Miami-Dade County

    I studied 68,571 home sales around Metrorail stations and used COVID-19 as a structural break. The work estimated how remote work and changed commuting behavior repriced proximity to transit across distance bands.
